3. I set up the showings, prepare the house by turning on lights, etc, for the showings and personally accompany all showings.

4. I communicate with the agents who show your home in order to receive feedback on the showings.  Then I call you immediately with the feedback.

5. I make suggestions to prepare your home for showings and do all I can to implement these suggestions.

6. I review the progress with you regularly so that we can get the house sold as quickly as possible at the highest price.

7. I personally hold the house open as often as you would like.

8. I negotiate in a professional manner with other agents and never let my ego get in the way.  I always consider your best interests first.

9. I negotiate the best possible price for escrow and title fees.

10. I personally attend all inspections during the escrow period.

11. I communicate personally with the escrow officer on a regular basis in order to ensure that the escrow is moving along in a timely fashion.

12. I go over all documents and disclosures with you so that you understand what you are signing.

13. I communicate with the buyers’ lender and monitor the progress with

their loan throughout the escrow.

14. I do everything I can to ensure that the escrow closes on time.

 

How to Choose a Good Real Estate Agent when Buying a House

 

Many people think that real estate agents are grossly overpaid, because all they have to do is show you properties and help you find a house that you like.  In reality, that is only the tip of the iceberg.  Following is a list of the progression of events that take place and what you can and should expect from a good real estate agent:

 

1. Explain the complete procedure of buying a house to buyers

2. Write up the offer and go over it thoroughly with buyers

3. Present the offer in person to the sellers

4. Negotiate the offer to get the best price and conditions for the buyer

5. Set up a time line for buyers, so that they know exactly what they need to do and when

6. Set up inspections and attend them with buyers

7. Negotiate any repairs(with selling agent)that need to be made

8. Oversee property repairs when necessary

9. Work closely with buyers’ lender and provide him with any necessary paperwork

10. Calculate an estimate of closing costs for buyer

11. Stay on top of every aspect of buyers’ real estate transaction

12. If a crisis arises, work on resolving it diligently until the problem is solved

13. Acts as an educated advisor, rather than as a decision-maker

14. Make special arrangements for buyers to show the house to friends and/or relatives

15. Attend the final walk-through inspection with buyers

16. Go to escrow with buyers for the signing of closing documents

17. Deliver keys to buyers after close of escrow

 

Every buyer has different needs, and it is the responsibility of a good real estate agent to adapt herself to the needs of each buyer.  The most important quality of a good real estate agent is communication. She should listen attentively, answer phone calls promptly, and answer real estate questions in a manner that the buyer understands. She should keep buyers abreast of the real estate market, especially after their transaction closes.
